Rules Refresher

As part of the Communications Committee’s endeavors to keep our residents informed, each month we highlight at least three items per Breeze issue. For lengthy R&R items, they will be abbreviated with a notation as to where the total item can be found.

16. Household Garbage/Trash, Recycling and Horticultural Disposal (abbreviated due to length)

All containers and materials must be placed out for collection no sooner than twenty-four (24) hours prior to scheduled collection and must be removed within twenty-four (24) hours of that collection.

38. Potential Home Buyers Realtors must be knowledgeable of the Sabal Springs Homeowners Association, Inc. and their governing documents. (abbreviated due to length) The selling homeowner must provide a copy of each of the current governing documents of the association to the potential buyer. ~ “It is the desire of the present owners of the Association to welcome you to an environment in which pride in ownership and adherence to all Rules and Regulations will ensure an ideal private and community life.” ~ It also states: “Domestic pets are permitted only with Association approval. (PIT BULLS, ROTTWEILERS, DOBERMAN PINSCHERS AND GERMAN SHEPHERDS WILL NOT BE PERMITTED)”

11.2 Leasing of Homes. community: (abbreviated due to length)

(A) The following restrictions shall apply to the leasing of the homes in the All leases must be in writing, even if no rent or other consideration is involved.

(B) The minimum lease term is thirty (30) continuous days. No new lease may begin until at least thirty (30) days have elapsed since the first day of the last lease. No lease may be for a period of more than one (1) year, and no automatic option for the lessee to extend or renew the lease for any additional period shall be permitted.

(C) An owner may lease only his entire home and no room rental or sub-leasing or assignment of lease rights by the lessee or owner is allowed.

(D) the proposed primary occupant is at least 55 years old must be provided for the Association’s records.

(F) The owner shall provide the Association or its designated agent with a copy of the proposed lease and fully completed application for approval of the lease not less than twenty (20) days prior to the proposed occupancy.
